Life cycle cost models for economical analysis, comprehensive costing and sustainability certifications

Over the last few years, the importance of a property’s building lifecycle or operational costs in the use phase in the assessment of the overall economic efficiency of an object has gradually risen. In some project types, e.g. PPP projects, and special services and sustainability certifications, this type of cost analysis is now a standard part of the project phases.

To achieve reliable results of the total property costs, tools and data that comprehensively showcase the component qualities and building management services are essential. They additionally have to regard the relationship between component quality and necessary building management services (eg optimal maintenance cleaning of a linoleum floor covering, maintenance of a RWA roof skylight). All these need to be included in the cost evaluation.

The assessment and presentation of life cycle costs is a necessary part of economical analysis, comprehensive costing and sustainability certifications.

We at TA Europe have been dealing with this topic for a long time and have permanent access to the appropriate calculation tools and the necessary cost databases.

About twenty years ago, TA Europe Cost Manager, Ulrich Fritsch, was involved in the development of the LEGEP tool and the corresponding cost database in the research project LEGOE of the German Federal Foundation for the Environment. Since then, using these basics, life cycle cost evaluations have been performed for public and private clients in many, various projects consisting of both new and existing property.
