TA Europe Supports the Refinancing of SI Centrum in Stuttgart

In connection with the refinancing of the SI Centrum in Stuttgart, TA Europe carried out a Technical Due Diligence and provided CAPEX advisory services for Brookfield Properties.

The mixed-use ensemble comprises two musical theatres, a four-star hotel, serviced apartments, a casino, a cinema, restaurants, and approximately 320 residential units, attracting annual visitor numbers in the low millions. TA Europe’s scope focused on assessing the technical condition and compliance of the heterogeneous building stock, as well as developing forward-looking CAPEX scenarios to support financial modelling.

TA Europe applied its updated construction cost database and internal reporting tools to establish consistent, data-driven investment assumptions. Approximately eighteen months later, the 2023 Technical Due Diligence was reviewed to reflect required updates. This follow-up focused on investments and changes implemented over the preceding two years, a renewed assessment of the large and complex mixed-use asset, and the identification of future CAPEX requirements in close coordination with the property manager—preparing the asset in a targeted manner for a potential sales process.
