Office-to-Hotel Conversions: A New Chapter for Urban Real Estate in Rome
The project involved the adaptive reuse of a listed 19th-century office building on Via Nazionale in Rome, transforming it into a 164-room hospitality asset for Ruby Hotels. The development carefully balances the building’s historic character with contemporary hospitality standards.
TA Europe delivered a two-stage scope of services. The first phase comprised a Technical Memorandum in 2021, assessing overall feasibility and key risks associated with the office-to-hotel conversion, including planning and regulatory requirements as well as project governance. This was followed in 2024 by an expanded review incorporating an on-site inspection, quality assurance, programme assessment, and a detailed target–actual comparison between the lease agreement and the general contractor contract.
The development targets DGNB Gold certification and alignment with the EU Taxonomy, setting a benchmark for adaptive reuse in dense urban environments where heritage protection, sustainability, and operational efficiency must be carefully reconciled.
