For the off-market acquisition of a modern logistics asset in Weiterstadt near Frankfurt, TA Europe carried out an integrated technical and ESG due diligence for AEW.

The recently completed asset comprises three independent buildings with a total area of approximately 7,177 sqm, offers a flexible multi-tenant layout, and is let under a long-term lease to a public-sector tenant.

TA Europe’s scope included the assessment of technical standards, CAPEX requirements, EU Taxonomy alignment, climate risks and vulnerability, potential stranded-asset risks, and sustainability-related features such as heat pumps, LED lighting, rainwater retention systems, biodiversity-enhancing landscaping, and electric vehicle charging infrastructure.

The combined analysis demonstrated that targeted efficiency measures can further enhance operational performance while effectively supporting long-term climate objectives.
