To strengthen the sustainability positioning of the Circle Labs & Offices building in Oberhaching near Munich, TA Europe supported MEDEA Real Estate GmbH throughout the BREEAM-DE certification process.

The asset offers a total area of approximately 4,500 sqm, including around 1,500 sqm of flexible laboratory space, divisible from roughly 500 sqm and adaptable to S1 or S2 standards depending on tenant requirements.

TA Europe’s advisory focus centred on coordination, evidence management, and the assessment of sustainability criteria within the certification framework. This ensured that technical documentation, building and performance data, and operational prerequisites were fully aligned with the requirements of the rating system.

The certification process enhanced the asset’s sustainability credentials, strengthened its market positioning for specialised laboratory tenants, and created transparency regarding environmental performance—providing a solid basis for future lease negotiations and long-term asset management strategies.
