Sustainable Repositioning and BREEAM Certification of Office Assets in Düsseldorf

TA Europe supported the BREEAM Official DE In-Use certification of Brücke 8 and Brücke 9 at the METRO AG Campus in Düsseldorf, marking a key milestone in the sustainable repositioning of the site. The two office buildings, with a combined gross floor area of approximately 47,600 sqm, were certified individually and achieved a “Good” rating.

Following the sale of the campus, a strategic feasibility study conducted in 2023 laid the foundation for the repositioning strategy, aiming to enhance long-term asset performance and enable future multi-tenant use. As a central measure, the BREEAM Official certification process was initiated in 2024 and successfully completed in 2025.

The campus combines modern office and administrative space with highly efficient technical infrastructure, including data centre functions, high-quality outdoor areas, green roofs and a central canteen, creating a resilient and sustainable working environment.

TA Europe’s scope included strategic ESG and repositioning advisory, technical and operational performance analysis, and the structured delivery of the BREEAM certification process. The result is two sustainably repositioned office assets that integrate environmental responsibility, operational efficiency and future flexibility, strengthening long-term value, resilience and market positioning.
