Transformation of an Industrial Site: From Wagon Manufacturing to Defense Production

In connection with the acquisition of an approximately 67,000 sqm industrial site in Görlitz, TA Europe delivered a comprehensive Technical Due Diligence for KNDS Deutschland.

The site comprises around 45 buildings of varying construction types and ages, ranging from listed historic production halls to modern manufacturing facilities. TA Europe’s scope included an assessment of the structural condition, review of statutory and regulatory compliance, a CAPEX analysis, and a tailored technical risk assessment reflecting the heterogeneous building portfolio.

In addition, decision-supporting assessments were carried out to identify risk exposures and optimisation potential at an early stage of the transaction process. The advisory work provided a robust technical basis for underwriting and enabled the acquirer to assess the site as a future production location on a consistent and transparent cost and risk basis.
