A Look into the Future of Modern Office Spaces in Munich

On behalf of Henderson Park, TA Europe led the refurbishment of the external areas, foyer, underground car park, lifts, canteen, and marketing lounge at Kustermann Park in Munich. The measures transformed the asset into a contemporary office campus with excellent public transport connectivity.

TA Europe was appointed to manage the refurbishment of the outdoor areas, foyer, canteen, and marketing lounge. The six-building complex—also known as R’N’B im Kustermannpark or the RHYTHM Building—forms a centrally located office campus. TA Europe has been responsible for project management at Kustermann Park for several years and was already involved prior to the change of ownership in 2019.

The campus is within a ten-minute walk of Munich East railway station, passing through the vibrant Werksviertel district, which offers a wide range of restaurants, cafés, hotels, and retail—contributing to a high quality of stay and a balanced work-life environment.

TA Europe oversaw the entire refurbishment process of the RHYTHM Building, including the creation of additional parking spaces and the renewal of the façade with a dark metal finish. Damaged and outdated natural stone panels were replaced with new panels of the same material. Internally, the former canteen was relocated from the first floor to the ground floor and complemented by a new gallery, creating flexible and contemporary workspaces.

The redesigned foyer features generous ceiling heights, warm colours, and natural materials to create a welcoming atmosphere. The new entrance area includes a wood-panelled reception that also functions as a lounge, waiting area, and informal meeting space.

Despite Covid-related challenges—particularly travel restrictions affecting contractors—the project was successfully delivered through rigorous planning and close coordination of all stakeholders.

A key highlight is the canteen, which opened in May 2023. Employees can pre-order meals via an online app and collect them at a scheduled time, with the space offering snacks, lunch options, and an informal setting for exchange with colleagues and clients. The marketing lounge serves as a showcase, illustrating the building’s usage and design possibilities to prospective tenants.

The RHYTHM Building has already attracted a range of high-profile tenants, including public institutions and major companies from the banking, technology, and life sciences sectors. Of approximately 4,000 sqm of lettable space, only around 288 sqm is currently available.

Overall, the Kustermann Park refurbishment represents a vision of the office of the future—transforming outdated space into a modern, comfortable working environment that enhances daily working life. In June 2023, Henderson Park achieved WiredScore Platinum, with LEED Platinum certification currently being pursued.
