TA Europe Supports French Investor in the Acquisition of a Landmark Office Asset in Germany

TA Europe supported Remake Asset Management throughout the acquisition of a listed landmark office property in Halle (Saale), strengthening the French investor’s presence in the German market. The transaction represents a stable AAA core investment in a prime location.

The approximately 22,000 sqm office building is fully let on a long-term basis until 2033 to a state authority, marking a successful cross-border transaction involving a historically significant asset. The property—formerly the Reichspostdirektion Halle on Ernst-Kamieth-Strasse 2—was constructed in 1899 and comprehensively refurbished in 2010. In addition to its architectural heritage, the asset offers modern office space and 163 parking spaces, combining historic character with long-term income security.

TA Europe delivered comprehensive Technical and Environmental Due Diligence tailored to the specific requirements of a listed building. Beyond a standard TDD, the scope included assessment of heritage-related constraints, identification of CAPEX requirements, review of environmental risks and regulatory compliance, support of CAPEX discussions, technical input to the SPA, and ongoing support for the release of technical retentions under the purchase agreement—ensuring a transparent and efficient transaction process.

Through this transaction, TA Europe once again demonstrated its strength as an international, multilingual specialist for complex cross-border real estate acquisitions, successfully supporting French investors in entering and expanding within the German market—particularly for technically demanding and historically significant assets.
