Digital Infrastructure Asset – Combining Commercial, Sustainability, Regulation, and Technical Due Diligence
TA Europe provided comprehensive transactional advisory services to AEW in connection with the acquisition of a data centre asset, with a particular focus on regulatory compliance under the German Energy Efficiency Act (EnEfG) as well as a structured ESG and technical assessment.
The advisory scope covered both technical and strategic aspects of the transaction, including the subdivision of the overall property, the structuring of easements, and the carve-out of the data centre as a stand-alone asset.
A key focus was the ESG analysis based on the client’s Sustainability Grid, incorporating EU Taxonomy alignment checks, CRREM analyses and stranded asset assessments. In parallel, TA Europe developed a strategy to ensure compliance with energy efficiency requirements, taking into account data centre-specific KPIs such as Power Usage Effectiveness (PUE) and identifying measures to support the transition towards climate-neutral operations.
The project demonstrates TA Europe’s ability to combine commercial understanding, regulatory expertise, ESG strategy and technical due diligence, enabling sustainable, stand-alone and future-proof data centre investments.
