International Corporate Real Estate – Technical Separation of Leased Space in Cologne
As part of a corporate restructuring, our client required the operational separation of leased space to enable two, newly established, legal entities to function independently within a shared building.
TA Europe was commissioned to manage both the design and implementation of the necessary works. The project encompassed the separation of media and infrastructure systems across multiple technical disciplines, including electrical, sanitary, ventilation, air conditioning, and fire alarm systems. In addition, architectural and interior construction measures were carried out, including the installation of a freight elevator.
By applying a consistently managed fast-track approach, the project was initiated and executed in parallel with authority approvals, ensuring there were no delays.
TA Europe successfully achieved the operational separation of both entities within the existing building—quickly, safely, and without significant disruption to ongoing operations. The integrated management of design and project delivery streamlined complex interfaces, accelerated decision-making, and minimized project risks. At the same time, the fast-track strategy ensured adherence to tight timelines and actively supported the client’s broader corporate transformation.
This project demonstrates how integrated project management and technical consultancy can effectively enable organizational change whilst maintaining live operations for corporates.
