Carbon footprint and transitional risks assessments across Scopes 1, 2, and 3

  • Stranded Asset Check
    As part of the Stranded Asset Check (SAC), also known as Carbon Due Diligence or Decarbonisation Roadmap, various aspects of sustainability are assessed and presented in a consolidated asset report. The following outlines the general scope of services provided in a SAC:

    • Explanation of the SAC background
    • Analysis of the available data
    • Description and assessment of the current situation with regard to the 1.5°C scenario stranding point
    • Proposal of improvement measures to reduce the asset’s CO₂ emissions
    • Coordination of these improvement measures with the ESG and TDD teams and their reports (where applicable)
    • Evaluation of the improvement measures and CO₂ emission reduction with regard to the 1.5°C scenario stranding point
    • Short-, medium- and long-term costs of the proposed strategies
    • Summary of the results in German or English

Our approach to energy efficiency

Improving energy efficiency has become a crucial factor in real estate, delivering both environmental and economic benefits. Lower energy consumption significantly reduces operating costs while cutting CO₂ emissions, supporting broader climate objectives. Modern, efficient heating, ventilation and lighting systems, along with the use of renewable energy, enhance the value and appeal of a property. Increasingly, such measures are also a prerequisite for securing public funding and more favourable financing terms.

  • Assessment of existing systems

    • Evaluation of current technical systems, including the building management system (BMS), heating systems, ventilation systems, cooling systems and lighting
    • Review of the building envelope
    • Identification of gaps and missing documentation required for compliance with the Building Energy Act (GEG)

    Energy performance certificate analysis

    • Verification of the validity of the energy performance certificate (EPC) and extraction of key performance indicators
    • Assessment of energy efficiency in comparison with industry standards and the overall portfolio average
    • Identification of energy-related anomalies and opportunities for modernisation

    Deriving next steps

    • Development of recommendations for further detailed energy assessments or the planning of improvement measures

    • Identification of gaps and missing evidence required for compliance with the Building Energy Act (GEG)

    Assessment of efficiency losses

    • Identification of efficiency losses in the building services systems (e.g., heating, ventilation, cooling, lighting, building automation)
    • Detection of shortcomings in the building envelope observed during the on-site inspection

    • Development of a strategy and approach tailored to the size, condition and profile of each individual building

    Cost estimation

    • Quantification of the estimated costs in euros for the recommended technical solution and the associated operational measures

Subsidy consulting

  • Our analysis focuses on the following key areas:

    • Assessment of the eligibility of CAPEX measures in line with current regulatory requirements
    • Identification of suitable KfW and BAFA funding programmes under the Federal Funding for Efficient Buildings (BEG)
    • Consideration of regional and municipal funding schemes relevant to the property’s location
    • Coordination with the asset manager regarding CAPEX measures
    • Presentation of potential funding rates and possible combinations of funding programmes

  • Ensuring effective execution

    • Supporting the implementation of the identified energy optimisation measures
    • Monitoring adherence to energy-related project targets (e.g. requirements of the Building Energy Act (GEG), ESG criteria, EU taxonomy and internal sustainability standards) across cost, schedule and quality dimensions

    Quality and compliance oversight

    • Reviewing the work of specialist planners and contractors to ensure compliance with energy-performance requirements
    • Monitoring all contractually required documentation, such as energy calculations, funding documentation and ESG reporting

    Documentation and accountability

    • Ensuring fulfilment of documentation obligations by all project stakeholders

  • Commissioning management is a structured, quality-assured process designed to ensure that a building, plant or technical system is started up correctly, operates as intended and performs efficiently from day one.

    Key objectives:

    • Correct installation, testing and calibration of all technical systems, including heating, ventilation, cooling, lighting and related building services
    • Achieving the planned levels of energy efficiency and operational performance
    • Ensuring a smooth and well-documented handover into regular operation
