Plausibility check of a shopping centre portfolio, which included shopping centres in Rimini (Italy), Nuremberg and Leverkusen (Germany). Our teams conducted initial site visits and data room spot checks to verify the asset condition versus the documents provided by the vendor and enabled our client to submit an initial bid.
De Klanderij Shopping Centre, Enschede (UIR)
Red Flag report and TDD of a shopping centre in the Netherlands for our client Union Invest. Evaluation of the building, fire protection, and technical services. Special attention was paid to the technical interfaces of residential buildings and public basement parking both being in the direct vicinity of the centrally located shopping centre.
McArthurGlen Outlet Centres, Roubaix & Troyes (ARES Management)
TDD of 2 outlet centres in France. TA Europe put a team of German and French expert technical advisors together, who focused on the large-scale flat roof, which is a key technical cost driver in the long-term maintenance of this type of asset, because of potential damp risks. The relationships between tenants and landlord were defined and responsibilities were agreed.
Kaufland Centre, Bad Kreuznach (LF Real Estate)
Technical Due Diligence of a large retail centre in Bad Kreuznach. After Kaufland signed a long-term lease agreement with this previous Walmart site, the centre was comprehensively refurbished. TA Europe conducted a Technical Due Diligence with the focus on the large scale flat roof which is a typical risk and cost driver in the long-term maintenance of this specific asset type.
Nova Eventis, Leipzig (ARES Management)
Technical Due Diligence of the shopping centre Nova Eventis in Leipzig, consisting of the inspection of the existing building fabric, incl. the technical building equipment and plausibility check of the building areas. Special focus has been paid to the future development opportunity of the former Walmart site. Find more information here.
WEKA Karree, Gelsenkirchen (ARES Management)
TA Europe was mandated to lead the project & cost management of a major fire protection refurbishment of a mixed-use asset, which is located in the city centre of Gelsenkirchen. Furthermore, TA Europe is monitoring tenant fit-out works within the asset and is involved in implementing remedial works to provide a compliant “fit for sale” condition to the building. The project is ongoing and will be finished in the first quarter of 2018.
Quartier West Retail Centre, Essen (LF Real Estate)
Project Monitoring and TDD for the development of a retail and hotel complex in Essen. TA Europe conducted a project due diligence, prior to construction start, focusing on construction program building specifications and hand over requirements. After successful completion of the due diligence phase, we continued with project monitoring of the construction works, still being the responsibility of the vendor. The project is still ongoing, with anticipated completion in the first quarter of 2018.
