- TA Europe recently completed the renovation of the outdoor area, foyer, underground parking garage, elevators, canteen and marketing lounge for the client, Henderson Park, at Kustermann Park in Munich, transforming the asset into a modern office complex that is centrally located and easily accessible by public transport.
- The canteen, which opened in May 2023, offers a range of snacks and lunch options that can be ordered through an online app and the marketing lounge showcases the opportunities for the building’s potential tenants.
Munich, 4 October 2023 – TA Europe was commissioned by Henderson Park to oversee the renovation of Kustermann Park’s outdoor space, foyer, canteen and marketing lounge.
The six-building complex, also known as “R’N’B IM KUSTERMANNPARK“ or the “RHYTHM building”, is a modern office campus in Munich that is centrally located and easily accessible via public transport. TA Europe has been carrying out the project management for the Kustermann Park for several years and was involved in the building even before the change in ownership in 2019.
It takes about 10 minutes to walk from Munich’s East Train station to the highly modernised office park. On the way you pass through the vibrant “Werksviertel” neighbourhood, which includes a variety of beer gardens, hotels, restaurants, cafés and shops around Kustermann Park that help contribute to a good work-life balance.

TA Europe managed the entire renovation process of the RHYTHM building, which included creating additional parking spaces and replacing the façade with a dark metal finish, while broken and old natural stone façade panels were replaced with new panels made from the same material. Inside, the former canteen on the first floor was relocated to the ground floor and a gallery was built to provide modern, flexible workspace options. The foyer was redesigned with high ceilings, warm colours and natural materials to create a welcoming atmosphere for visitors and employees. The new entrance area has a reception that is appointed with wood panelling and serves as a lounge, visitor waiting area and meeting space.

Despite several Covid-related challenges, including navigating the impact of travel restrictions on contractors, TA Europe was able to deliver the project through disciplined planning and coordination between all parties.
The canteen, which opened in May 2023, is one of the major highlights of the renovation project. Employees can order their meals through an online app and then pick them up at the canteen at a designated time. The space itself offers a range of snacks and lunches, as well as several opportunities to meet with colleagues and clients in a modern setting.

The marketing lounge serves as an exhibition space and is intended to show potential tenants the building and its capabilities.

The RHYTHM building has already attracted several notable tenants including government entities and major corporations in the banking, technology and life sciences sectors. Of c. 43,000 sq ft total lettable space, only c. 3,100 sq ft is still available.
Overall, the Kustermann Park renovation project is a vision of the office of the future. Outdated space was transformed into a modern, comfortable place to work that improves the daily lives of office workers. By managing all service providers, TA Europe was able to offer Henderson Park a comprehensive solution that resulted in a state-of-the-art office building that appeals to a wide range of tenants. Henderson Park achieved the WiredScore Platinum certification in June 2023 and is currently pursuing LEED (Leadership in Energy and Environmental Design) Platinum certification.
