Berlin, 20 January 2021 – TA Europe has advised Asia Pacific Land (APL) on the acquisition of the office complex “Focus Teleport II” in Berlin. The global top investor, who has to date completed transactions with a total volume of more than USD 21 billion, has offices in Munich, Berlin, throughout Asia and the United States.
TA Europe carried out the complete technical due diligence of the office complex, which was completed between 1989 and 1992 and is located in an area directly on the banks of the river Spree in the Berlin Moabit district. The six office buildings provide almost 60,000 sqm of rental area, including 750 parking spaces, partly underground. Tenants range from several IT and consulting firms to a popular gym, which is located in the front retail unit.
The scope of TA Europe’s services further included a thorough inspection of the car parks on site, the inspection of ongoing renovation works on façades and roof, and the coordination of the environmental due diligence, undertaken by Tauw GmbH. TA Europe also coordinated the plausibility check of the rental areas versus the existing measurements. Beyond that, TA Europe also supported the client with technical information during the whole SPA negotiations.
Thomas Krüger, Associate Director at TA Europe, says: “We are very glad to have supported APL in their acquisition with more services than solely pure technical due diligence. We see ourselves as partners who do everything to help our clients make sound and fact-based decisions, and are beyond grateful that our client APL made use of that.”
