Munich, 1 April 2021 – TA Europe advises the asset management of CORPUS SIREO Real Estate on the modernisation of the office building “BLOOM” in Munich. The property is located in the Berg am Laim district, right in the centre of Munich, close to the Werksviertel and the ‘new Balan’ and surrounded by the districts of Haidhausen to the west, Trudering to the east, Bogenhausen to the north and Ramersdorf to the south. It ties in very well with the neighbourhood, which offers a mix of residential and office buildings as well as several shopping facilities.
TA Europe was commissioned with the complete project management of various major projects, including the modernisation of the main entrance of ‘Balanstraße 55’, which was extensively refurbished by the architects CSMM as well as general contractor TM Ausbau. The BLOOM now welcomes its tenants and visitors with the newly created attractive entrance area.
The scope of TA Europe’s services for the foyer refurbishment project consisted of the complete project management for the construction work. It is particularly worth mentioning that a change of ownership also had to be coordinated and supervised during the planning and construction phase.
In detail, a large number of planners and specialist companies had to be coordinated, which was done by means of regular jour fixes and site visits. The scope of services also included monitoring the quality of execution, adherence to the costs and schedule, planning, early identification and correction of possible risks and monthly reporting to the client.
TA Europe supervised the refurbishment of the foyer conversion. Among other things, the following measures were coordinated: the fire protection renovation to the adjacent old building, the interior fittings including an innovative lighting concept, the laying of the tiles, the painting work, the professional installation of the interior doors as well as the self-closing fire protection door and all installation work of the building services including the digital control and building automation.

TA Europe’s services during the handover included, for example, checking the construction work for compliance with the agreed condition, checking for completeness and accompanying the final handover with a team of experts who ensured that the building structure, the M&E and the fire safety were all on point.
