- Henderson Park acquired the historic building from Real I.S. AG and is planning a thorough refurbishment to “transform the building into an energy showpiece”.
- TA Europe carried out the complete technical due diligence on behalf of Henderson Park, conducted plausibility checks, cost estimates and a thorough ESG report.
Berlin, 3 May 2022 – A distinctive building with significant history has changed hands, with TA Europe acting as the technical advisor on behalf of investor Henderson Park – the investor acquired the ‘Mosse-Zentrum’, a historic office building located between Schützenstraße, Jerusalemer Straße and Zimmerstraße in central Berlin, comprising 37,000 sqm.
Originally constructed in the early 20th century, the ‘Mosse-Zentrum’ once served as a printing house and headquarters of the ‘Berliner Tageblatt’ newspaper, located in the heart of the quarter of town where the majority of Berlin’s newspapers was produced at that time. The building suffered severe damage during WW1 and WW2 and was reconstructed twice, in 1921 and from 1995 to 2000. This is why it now consists of parts from three different time periods, the oldest ones dating back to 1903.
TA Europe was commissioned by Stoke Park, Henderson’s local operating partner, to carry out the technical due diligence of the building. In addition to providing budget estimates, TA Europe was asked by the client to check the plausibility of the architects’ additional studies for the refurbishment. The proposed remodeling ideas aim at achieving at least a LEED Gold certification. To provide the client with a solid view of the Status quo, TA Europe also conducted a thorough ESG analysis, taking into account the EU taxonomy requirements.
Thomas Krüger, Associate Director at TA Europe, says: “Being in charge of evaluating such a complex building is something which even we don’t do every day. We are very pleased we could support this transaction with our TDD, cost and ESG know-how. Also, we are very excited for our client Henderson Park, especially with an eye to the upcoming refurbishment, which will significantly add value to an already remarkable building within a great location.”
