Sustainability Due Diligence
Technical due diligence reviews are a standard procedure in the sales or acquisition process of a property or a portfolio. The construction quality is an important factor for the potential buyer and a big driver for the sales price. The same applies to the sustainability “level”. Even if a property has not been certified yet, it might have great potential for a future sustainability certification. Analysing the respective potential to estimate the possible certification level and the connected costs are part of our sustainability due diligence. The result of this analysis can be used as a starting point for a possible certification, an additional marketing tool or as input for Capex calculations and rentability checks.
Sustainability or ‘Green Building’ Certification
Sustainability certifications are still a growing market in the national and international real estate sector. The number of buildings in Germany which are certified with one of the leading green building certificates (LEED, BREEAM, DGNB or WELL) is steadily increasing.
Adaptations of international labels for the German market make those certifications easier to handle and reduce the complexity of the process. Especially for office buildings in large cities, sustainability certifications have become an indispensable part of the real estate sector.
