Sustainability in the building and construction sector has always been an important topic for TA Europe – and long before legal initiatives like the European Green Deal came into effect which prompt owners and investors to take action.
No matter if the objective is to increase building value within the framework of a holistic Corporate Social Responsibility (CSR) strategy or to raise the asset’s attractivity through a green building certification, or even just to save running costs – TA Europe can advise and guide you accordingly.
We can also help you gather all the data you need to report the sustainability status of your portfolio and let stakeholders know about the Status quo of your portfolio, and even enhance the portfolio’s value by aligning it with current legal requirements.
With a finger on the pulse of recent developments and thorough knowledge about how the legal landscape is transforming, we can support you with:
- Defining a strategic roadmap of where you want to be within the next 5 to 15 years
- Redefining and repositioning your portfolio with the aim to comply with the taxonomy regulation of the EU and the legislations to come
- Looking at your properties one by one and identifying the data scope which is needed to classify your building as either non-sustainable, ‘light green’ or ‘dark green’
- Providing a gap analysis, defining a data collection process and check the collected data according to a best-in-class checklist
- Selecting the right experts and assessors to get the certificates which are suitable for your property or portfolio
- Advising you on how to profit from governmental and European subsidies when it comes to implementing sustainability measures
Sustainability Due Diligence
Technical due diligence reviews are a standard procedure in the sales or acquisition process of a property or a portfolio. The construction quality is an important factor for the potential buyer and a big driver for the sales price. The same applies to the sustainability “level”. Even if a property has not been certified yet, it might have great potential for a future sustainability certification. Analysing the respective potential to estimate the possible certification level and the connected costs are part of our sustainability due diligence. The result of this analysis can be used as a starting point for a possible certification, an additional marketing tool or as input for Capex calculations and rentability checks.
Sustainability or ‘Green Building’ Certification
Sustainability certifications are still a growing market in the national and international real estate sector. The number of buildings in Germany which are certified with one of the leading green building certificates (LEED, BREEAM, DGNB or WELL) is steadily increasing.
Adaptations of international labels for the German market make those certifications easier to handle and reduce the complexity of the process. Especially for office buildings in large cities, sustainability certifications have become an indispensable part of the real estate sector.
TA Europe has the experience and the expertise to guide you through the process of building certification and be your certification partner for the leading sustainability labels. We can advise you in all asset classes and certification schemes.
The TA Europe in-house team includes LEED Aps, LEED GAs and certified BREEAM assessors who have managed and led certification processes to achieve the highest level of certification. As a consultancy, TA Europe is also registered with BRE and licenced to provide BREEAM International certifications.
